Covid Economy Falters Bay Area Luxury Home Sales Boom

While rents collapsed, rent went unpaid and landlords fought to keep above water an exodus evolved from the Bay Area; but within Silicon Valley, Luxury Homes escalated in numbers sold and in median prices. Quite an aberration.  In San Mateo County the number of Luxury Home Sales went from 564 in 2020 to 679.  In Santa Clara the number of Luxury Homes sold went from 1465 in 2020 to 1498 in 2021.   For 2021 Luxury Median Priced homes popped from $1.45 million to $2.90 million and Santa Clara from, $1.33 million to $2.66 million. The Problems are the Path: 2025 Lower Mortgages and Higher Property Values

 Shortly after Trump's election the Census came out with one of their Employment Reports.  My wife, Cindy, once worked for the U.S. Census as a field worker for the reports on employment.  She thought it would be interesting to see how Silicon Valley worked.  The report I am referring to did not deal with the Silicon Valley employees. It dealt with labor force calculations in the best way to describe it, immigrant population employment.   Generally recognised out of the report were laborers in the service industry and agricultural industry.  It was a well known acknowledgement in the footnote, I recall, as that many were most likely non-citizens here on temporary status.  Back in time when I graduated from Wisconsin I did volunteer work for the TB Association searching for positive skin tests for TB on non-citizens who crossed at Brownsville Texas to work in the fields in the harvesting and canning industries.  The Census is stuck on the poli...

REMEMBER!  Lenders and owners are Diametrically Opposed!  This Adversarial Relationship stems from GREED, an entrepreneurial trait which brings both parties together. From the 1960's forward, Legislatures and Judiciary parts of our government have worked to protect lenders from the abuses that created an uneven playing field that favored lenders. (Residential) The most important legislation came from California in the "Anti-deficiency legislation of the 1930's. Rising inflation during the 1960's produced a severe real estate recession in 1965-67.  This occurred while the economy improved due to employment from the war effort of Viet Nam.  1963-64 Boom Led To The Savings and Loan Crisis.   Lenders viewed excess money on deposit as wheat to be harvested.  Money was lent quickly and deals where chased aggressively.  Brokers were in control, rates were below 7% and deals were taken on without regard to risk as inflation was low.  The result was e...
